TK Elevator is currently seeking an experienced Real Estate Coordinator in Atlanta, GA.

The Real Estate Coordinator provides administrative support for real estate transactions, lease administration, budget and PO tracking and is back up to the reception front office team.

This role supports the real estate administrative process which includes but not limited to transaction support, lease transmittal and tracking, real estate contract updates, lease payment interface, and general support for real estate function. In addition, this role provides tracking of all PO's and work orders to include interfacing with finance regarding budget alignment on cost and service contracts. This role will back up the reception desk when necessary. This role will report to the head of Real Estate Transactions.

ESSENTIAL JOB FUNCTIONS:

Real Estate Support Transaction lease document handling Transmittal execution and tracking Real estate database maintenance and updating lease contacts Estoppel requests processing and handling SNDA requests, processing and handling Certificate of Insurance request Lease documentation requests Alignment with third party lease payments Landlord change of control updates Maintaining lease spreadsheet Maintaining the real estate information for each location in SharePoint

Administrative Budget and PO Tracking Submits rent file in Appian for payment (2 X per month) Create PO and track to completion Support new vendor set up tracking and setting up yearly PO request Track 3rd party services and work with finance to ensure they align to budget GL Code incoming invoices as they apply to the facility and submit for payment in Appian Create PO requisitions for as necessary and receive invoices against existing POs

Reception Back up receptionist position for breaks, lunch and other needs Support receptionist team when there is an influx or issues Receive TKE visitors and register guest Work closely with Human Resources on onboarding and offboarding of employees, including badge creation/deactivation for building access in Avigilon software, distribution of Pennant Park parking passes, and coordination with IT for equipment set up, and coordination and tracking of returned TK property as part of offboarding process Create badges for building access; deactivate at visitor departure Handle incoming Ring Central calls and assist with department transfers or messaging needs to the correct regional representative Coordinate outgoing mail, receive and distribute all incoming mail and packages by department/individual - including those of a highly sensitive nature

EDUCATION and EXPERIENCE: A High School diploma or equivalent is required. Requires at least 2 years relevant work experience A bachelor's degree or equivalent hours of college-level coursework plus professional experience is preferred. Knowledge of standard office practices and procedures. Skilled in using computer and standard application software CoStar, (Office 365) Outlook, Word, Excel. Skilled in using common office machinery and equipment. Ability to communicate effectively, both orally and in writing. Ability to follow written and oral instructions.
